Just scrap most zoning laws and get rid of the awful development charges. $80,000 in fees to build a home. Ridiculous. And build more apartments and villas, which have been blocked for decades - case in point: Guildwood. Why are there 10 highrises in Agincourt but none in Guildwood or east Scarborough. BTW, there's a lovely villa (or sixplex) at Beechgrove and Lawrence in an otherwise leafy neighbourhood. Toronto needs more of these.
It is very simple. 9 wards out of the 25 now allow sixplexes. So the funds will get pro-rated by 9/25 of the original amount agreed with the federal government. That’s fair, not vindictive and shows other cities and municipalities that not meeting signed agreements has consequences.
